Tenants - Rent from us!

Our tenants love renting from us! Why?  We provide -

  • Friendly and professional guidance throughout the letting process from finding just the right property, through to clearly explaining your rights and obligations as a tenant.
  • We are happy to offer flexible viewing times as we can appreciate that work and student life can be hectic.
  • Deposits can be taken by card over the phone minutes after your viewing to ensure you don’t miss out on your dream property
  • We will supply utilities and council tax offices with your details and move-in date on your behalf. We can advise on whether you may be eligible for discounts or exemption from council tax bills.
  • All properties have valid safety certificates as required by current legislation. Gas Safety Certificates and Energy Performance Certificates are available for inspection upon request before signing the Lease Agreement.
  • Maintenance issues are dealt with promptly.
  • Your deposits are held safely in a designated Tenancy Deposit Scheme. 
  • We want you to get your deposit back in full so we tell you how to do this in plenty of time before you leave.  




How to apply for a Property 

We will stop viewings on your chosen property for 5 working days if you give us the deposit for the property, plus your completed application forms and an approximate move in date has been agreed. This will allow you time to complete the application process. You will need to complete our application to rent form (see link below) and also apply through Sure Tenant Credit Services (link below) for which there will be a charge to be made directly to Sure Tenant. Under certain circumstances you may be allowed to pay the rent for your whole tenancy in advance, as well as supply us with references but not undergo the Sure Tenant process.  You may be asked to provide a Guarantor.   Please contact us to discuss your circumstances.  


A deposit is required. The deposit is required to reserve your property and must be received prior to signing the lease. Deposits can be paid by cash, cheque or BACS payment or Direct Debit or Credit Card (2% charge for credit cards).
Please note the minimum deposit we take is equal to one months rent plus £150 or £500 whichever is higher. If you have a pet we will require a higher deposit, this is normally an extra £200.
Once you have moved into your property we will transfer your deposit to a Tenancy Deposit Scheme and you will be informed of this.


A full list of what Sure Tenant will require can be found here. These may be subject to change depending on your situation or you may be asked to provide a guarantor if required, however Sure Tenant will advise if they require any further documentation.
