Full Time Letting Negotiator

We're looking for a confident, enthusiastic and energetic individual to join our team. You will be liaising with landlords and tenants as well as dealing with maintenance issues.

Letting Negotiator

The Letting Negotiator works is based in First Floor, 48 Scott Street, Perth, PH1 5EH.The purpose of the role is to ensure that all applications are dealt with in a timely manner and that all tenancies run smoothly. In addition to this they will be required to deal with property maintenance and liaise with Landlords.

Working Relationships

• To liaise and build good working relationships with landlords, tenants, applicants, contractors and outside agencies.

Key tasks

• Keeping the property files up to date

• Handling and progressing applicant enquiries

• Applicant references

• Typing agreements and all associated forms

• Preparing property inventories

• Notifying utility companies & local authorities of a change in occupier

• Promoting property details on the web

• Carrying out property inspections and liaising with the landlord on the outcome of these and following up any actions at the outcome of these

• Liaising with landlords, tenants and contractors to ensure quotes are received for maintenance work and this work is scheduled, organised and invoiced in accordance with the landlords budget.

• To ensure all landlords gas safety certificates, electrical certificates and energy performance certificates are up to date

• Dealing with tenancy deposits and negotiations regarding these Responsibilities

• Dealing with daily correspondence

• Handling phone calls and email enquiries and logging them 

• To log keys and keep the key safe in order

• Generating new leads

• Placing adverts on portals

• Booking and carrying out viewings

• Negotiating with tenant and landlord

• Checking rents

• Dealing with maintenance issues

• Production of statements

• To keep the office space in a clean and tidy condition.

• To deal with account matters and paying of landlords and contractors

Key Competencies Essential

• Well developed customer services, communication and listening skills, being attentive to details.

• Excellent organisational skills

• Competent and accurate typist

• Excellent phone manner

• Computer literate including word and excel

• Polite and patient at all times

• Able to juggle several tasks at one time in a busy office environment

• Flexibility

• Full clean drivers licence

• Geographical knowledge of Perthshire
